The prospect of building a new home or the purchasing of a new home can sometimes become overwhelming. We, at Hendrix Homes, want you to have a very pleasant experience through this exciting time. That is why we feel it is most important for you to have an action plan, which we will guide you through from start to finish.

What kind of home do you want to buy?

Do you want to move into a new home now or do you have time to build a home to your exact specifications? This is the first question you should consider. Once, you've decided, then you can proceed. If building is not an option, then you should consider a "spec" or "inventory" home. These residences offer you all the benefits of living in a new home, but the initial design and building processes have already been determined for you. In some instances, you may still have the option to select appliances, carpeting, cabinets and paint which certainly will make it personalized to your taste. Check the list of home plans by Hendrix Homes that are ready or soon to be ready for occupancy.

How to select a builder

If your decision is to build, then selection of a builder is a critical part of the process. You should select a builder you have confidence in, one that you can relate to. The following are guidelines to selecting a builder.
1. Begin by selecting a builder who specializes in the type of home you think you prefer.
2. Take time to check his or her references and talk to previous clients.
3. Make sure the builder has experience in the area where you want to build.
4. Ask to see some homes so you can view the quality of work.
5. Ask the builder when construction can begin and an approximate timeline to completion.
6. Is the builder financially stable?
7. Does he or she offer a comprehensive warranty?
8. Check with the local BBB (Better Business Bureau).

How to select a lot

You will need to select the community in which you think you would like to live. Once you have done this, you will want to be sure and get information on all amenities, such as clubhouses, pools, golf courses, parks, lakes, etc. Some people prefer to be relatively close to these types of amenities and in so doing, usually maintain a higher resale value on their home. Also, ask to review the Home Owner's Association Restrictions. This too can be a critical part of the selection process, since Home Owner's Association's rules vary from area to area.

How to select your home and options

Perhaps you already have a plan that you are happy with, that eliminates some of the stress of the planning process. However, if you do not have a plan, you'll be able to choose from an inventory of existing plans Do you prefer a one-story or two-story? Do you need three bedrooms, four bedrooms or more? Do you need a two-car garage or more? All these questions enter into the planning process. Once all these questions are answered, then you can begin to personalize the home for you, beginning with the structural options, which includes the façade and the floor plan. You will then select the design and interior options, which includes many features from appliances, to flooring, to kitchen cabinets. It is also a good thing to contact your insurance agent and let them know you are planning on building or purchasing a new home. They may have some good alternatives or suggestions that could help you save some money.

How to secure financing

First, you should determine your budget. Once you have this established, you should contact a mortgage company or your local bank to determine interest rates, credit approval, and loan longevity. Most mortgage representatives and banks will require standard documentation such as latest income tax returns, statements detailing assets, credit history, etc. Most mortgage companies or banks will also pre-approve your loan request prior to contracting with a builder. This is a very good way to begin in order to prevent any misunderstandings. Be sure to ask what happens should you make changes or additions that would impact your pre-approved loan amount. Would you be expected to pay the difference in cash or could the loan amount be adjusted at time of closing?

Finalizing the sales contract

The sales contract will specify, to some degree, the dimensions and features of the proposed home site plan, materials to be used, and delivery date. Reading and understanding all the documents is most important. You will not be doing this alone as your contractor, banker, mortgage representative will all be available to answer all questions. Do not hesitate to ask questions.

Breaking ground

Home construction can take anywhere from two months to the better part of a year depending on the complexity of the home, availability of construction trades and materials, and the weather. So take these things into consideration when planning your new home and if you have a particular move-in deadline, be sure and advise your contractor so misunderstandings are kept to a minimum.
